Q .At what time of year is the park open?
A.
Occupancy is from April 1st through November 30th of each year.  Worcester County requires that the park is closed from December 1st through March 31st. However, you may visit your RV for inspection and/or repair and improvements, but you cannot occupy the dwelling from December 1st through March 31st.

Q. Can I leave my RV on site year round?
A.
Yes, but it requires special County and FEMA permits.

Q. Are there F.E.M.A governmental requirements that must be met in order to leave my RV on site year round?
A.
Yes. If you leave your RV on site over six months, F.E.M.A. requires concrete block pier foundations with concrete footers and augers (screw in type) with metal straps. Specifications are at the park office.

Q. Can I move my RV in and out of site at any time I desire?
A.
Yes.

TYPES OF RV LIVING UNITS PERMITTED

R.V.S., R.V. Park Trailers, Park Models and "stick built" cabins. The specific definition of each of these is being clarified with Worcester County. 400 square feet is permitted for interior space plus 350 sq. feet screened in porch or deck.

Q. Can I build an addition onto my RV?
A.
Yes, up to a 350 square foot screen room (no glass or plexiglass windows).

RULES AND RESTRICTIONS

A.
Yes. In order to preserve both the aesthetic and financial quality of Bali Hi Park, there are basic rules and restrictions set forth. A brief overview follows:
1. No loud noise.
2. Motorcycles are permitted, but cannot cruise the park. Access to and from owners sites only.
3. Two pets are permitted on leashes.

Q. Can I park my boat and trailer on my lot?
A.
Yes, with special restrictions.

RENTING OUT MY SPACE

Q. Can I rent to friends or others?
A.
Yes, minimum time period one week, maximum time limit is unlimited. Your relatives and friends can occupy at any time.

MAINTENANCE FEES

Q. Are there maintenance fees?
A.
Yes, copies of annual budget and maintenance fee vouchers are provided to all share holders.

Q. What does that cover?
A.
Property taxes, sewer, water, cable, grounds maintenance, management and other charges that are normal for any type of property ownership. The only additional utility and operational fee is your own electric meter (Conectiv Electric) and your propane gas, bottle refills.

OWNERSHIP

Q. What type of ownership is Bali Hi Park?
A.
Bali Hi is a co-op regime ownership adhering to the codes of the State of Maryland .

Q. Why is this a co-op instead of a condominium?
A.
Because it is the only type of ownership permitted by county law that is financially feasible for the buyer. Before the new county code permitting RV campground co-op ownership, there was no legal instrument available to enable ownership.

Q. What is co-op ownership?
A.
You own the entire 23 acre Bali Hi Park site with 187 other owners (188 sites) in a corporation. You are a voting stockholder with exclusive rights of use and occupancy of your designated site. You will own 4,500 - 5,000 shares of stock along with a legal instrument called a "proprietary lease" that gives you a 90 year lease on your individual site. There is no fee connected to the 90 year lease; it gives you exclusive use of your individual RV campsite.

Q. Can I resell my site?
A.
Yes, at any time and price is based on free market with NO provision to sell back to Bali Hi Park.

Q. Historically, have co-op ownership sites been transferred successfully in Worcester County?
A.
Yes, several co-op trailer parks have been extremely successful from both an operational and resale position.

Q. What happens at the end of 90 years?
A.
You or your heirs vote with the other 187 votes as to the destiny of the Bali Hi Park. 80% majority is required.

FINANCING

Q. Is financing available?
A.
Yes. 10% down, 20 years at 7½% per annum.

Q. Can I pay off the loan at any time with no pre-payment penalty?
A.
Yes.

PURCHASE PROCESS

Q. What are the steps required to acquire a lot?
A.
Sign an agreement to purchase and place a $1,000 deposit.
This deposit and agreement of sale may be rescinded by the buyer at any time for any reason or no-reason within 15 days of the signing of the agreement. The $1,000 deposit is fully refundable.
Within 30 days or less to make settlement.
